What Washington homes are up against.

Most homes here run on electricity, so a water heater replacement is not a blank-slate decision about what fuel to use. Electricity heats more occupied homes in Washington than any other fuel, at 58.6% (2020-2024 ACS 5-year). That majority shapes what a contractor finds when they open the utility closet: existing wiring, an existing panel load, and circuits sized for whatever is already there. A unit that draws more than the current setup allows means an electrical upgrade before the water heater install can close, and that changes the scope of the job before any equipment is selected.
A quote for water heater work starts with what is already in the house. Pipe condition, electrical capacity, and venting all have to be looked at before a contractor can confirm what the new unit needs. Half the homes in Washington were built in 1985 or earlier (2020-2024 ACS 5-year). That spread across the stock is wide enough that a contractor working anywhere in Washington treats the existing setup as something to verify, not a given. A house with connections that have never been touched since original installation can require a different specification than one where that work has already been updated.
Does severe weather put extra strain on your water heater?

A water heater depends on steady power and a dry space around its base. Outages force a cold tank to recover once service returns, and wind or flooding near an install site can reach gas lines, venting or electrical connections. In a county with a heavier storm record, have a contractor check where the unit sits, how its venting and power supply are protected, and whether the surrounding area is prone to standing water.
